What is a good cap rate?
Cap rate = net operating income ÷ purchase price. It's the return the property earns before financing. There's no universal "good" number — it depends on the market — but many investors look for 4–6% in expensive, stable cities and 7–10%+ in higher-risk or cheaper markets.
